South Point is a boutique hotel and restaurant development set in the center of the yachting industry at Falmouth Harbour and English Harbour. The property when developed will draw on a blend of design, location, cuisine and a positive attitude to create an exciting guest experience. The location is rich in Antiguan history and caters to a discerning international clientele.
The project will consist of a twenty room condo hotel and restaurant styled with a fusion of Caribbean and international design. The target market will be a more quality conscious European and American individual.
The mission is to create a location which taps into, and charms the senses, creating an enchanting guest/owner experience, whether one is staying for work or vacation. While attempting to achieve this all encompassing awareness in our clients, South Point will bring the same to its staff and surrounding environment.

the developer
The project is financed by owners' capital and credit from the ABI Bank; all finance is in place for commencement and completion of the project. The twenty, one bed-room apartments are being sold as condominium units each having title; these units will then be pooled under a hotel management company for subsequent operation as a hotel. This system provides for a return on the investment to the unit owners as well as revenue for the management and upkeep of the facility, ensuring maximum appreciation and future value.
The principles of this project, Rob Sherman and Jeff Hadeed, have a combined, forty-five years of experience in the hotel and restaurant industry in Antigua.
the facility
South Point will be the second new hotel in the English Harbour / Falmouth Harbour area in recent years. Located adjacent to the Antigua Yacht Club, this property will comprise a design boutique hotel of 20 rooms, a swimming pool, and a restaurant, bar, and lobby lounge. The restaurant and lobby lounge will form the hub of the facility affording a social meeting point, as well as the operational nucleus of the facility.
The hotel structures will be designed using a fusion of Caribbean and Asian styles and materials, with the main structures of concrete block. The furniture and room accessories will be selected from Europe and Bali. All rooms will be air conditioned, and feature telephone, flat screen television, high speed internet connections, DVD/CD players, mini-kitchens.
The facility will also include all the supporting infrastructure, sewage treatment system, back-up power generator, laundry and maintenance facilities. The whole property will be lavishly landscaped reducing the impact of the buildings on the environment and seascape.

In the analysis and assessment of our market, we have looked closely at English Harbour as a micro market, as the characteristics of this location so dictate. The reality is that the market for hotels in Antigua & Barbuda is represented by any potential visitor. However, the predominant trends indicate that the main regions of interest for Antigua's tourism are the US, primarily the north east, Canada, the UK, Western Europe, primarily Italy, and other Caribbean islands.
The English Harbour area however represents a unique market as regards the predominant tourist to this area; this resulting from its yachting history and subsequent development as the center of the yachting industry in Antigua & Barbuda. Here the typical client may be defined as having a particular interest in yachting, however, the area is also known to be one of the most vibrant, culturally diverse, and developed areas of Antigua & Barbuda.
Marketing and promotion will be carried out using a variety of methods, including trade shows, trade magazines, PR firms, internet, travel agents, tour operators and direct selling.
